Happy Christmas 2012

Happy Christmas.... in April.  One day this blog will catch up and I won't be posting these in the off-season. Every Christmas I like to document our decorations and general festiveness.  This was our second big Christmas in the house and we made some additions.  Unfortunately, we did not celebrate in the house as both Josh and I were visiting family but I still really enjoyed the decorating.

The mantel got it's fresh cedar garland and poinsettas, I hung our christmas artwork above and broke out our christmas gnomes.   Add some new awesome personalized stockings made by Josh's aunt Connie and it was starting to look legit.

The snow village was back out and wood bead garlands on the chandlier.  We added some small Christmas trees to the hutch and added an Elf on the Shelf to our liquor selection.

We tried a new tree this year, we moved away from our Noble Fir and tried a Blue Spruce.  We loved it, it dropped less needles, it is more open and allowed us to get all of our big ornaments up.  I will give it negative points for the fact that you now can see the wires for our lights, but still I think this might be a new tradition.  My favorite addition this year- this awesome moss covered reindeer I got on a whim at Target- so awesome-sauce. 

Outside, we lit our Mountain Oak, added candles in the windows and even hung icicle lights from our porch gutters.  Add to that my new wreath and we felt our halls were decked!  We spent a wonderful weekend up at our friends beach house in Rockaway and got our Christmas sweaters out- Gus joined in as well.

Appraisal Becomes a House Tour

An appraisal in pictures, and some words- because it is a blog.

After we finished the stairwell we went ahead and decided to refinance the house.  To do this we needed the house to appraise for roughly 30k more then we had bought it for exactly two years before.  The good news is that we had easily spent that fixing the house up.  So, we felt pretty confident that we could reach that number.  Still, I am a planner and a worrier and I wanted to make sure the appraisal was seamless.

 With the help of a hired maid I cleaned the house top to bottom.  I even mopped the entire basement floor, reorganized the junk in the basement and put down rugs so that it looked more inviting.  It was a lot of work, but in many ways it was a good chance to spring clean the house.  This marks the longest time span I have lived in one space since high school.  It's amazing how much I relied on moving every year to act as a catalyst for donating junk and cleaning spaces.

We also had a round of smaller projects that we needed to complete.  Josh installed the remaining base shoe in the bedroom. I touched up paint in the living room, kitchen and dining room as well as pressure washed the front steps. We mowed the lawn, edged the sidewalk, and pulled the hundreds of weeds growing the sidewalk cracks. We were attacking our to do list.

Once again, overkill- but it was a good excuse.  After the house was fully clean I walked around the house and de-cluttered.  Nightstands were removed of books, tissues and clocks, the family room tables lost their magazines, pens and various mis-matched coasters. I ended up filling two boxes with each room's 'extras.' It felt nice.  I added back some fresh flowers and then turned on every stinking light in the house.  I was once told that you should do this whenever you 'show your house' because it makes it feel cleaner and more welcoming.  Seriously, the only thing I didn't do was bake cookies.

I am so glad that the morning before I walked around the house and shoot some quick pictures of most of the rooms.  The fact is- our house would probably never look this good again until we sold it. The good news, we appraised close to 40k over what we bought the house for!  The appraiser had great things to say about our house and neighborhood and even offered some ways we could raise the number even higher.

It was great!  We could finally relax about the mad house rush and maybe even enjoy it??? But wait, I still had a HUGE pile of dirt and concrete in my backyard. Darn. 

 

There are a few rooms you did not see, these are because they are part of our current and/or soon to be remodels.  The bathroom, the upstairs office, the basement, and our back yard. Don't worry- this will continue.

It's Cold Outside... Let's Install Ceiling Fans?

After the new year and a quick trip to San Francisco we buckled down to start a new marathon of projects. The first was to install some Christmas gifts from the family.  Josh asked his mother and I asked my parents for ceiling fans as our big gifts for the year.  We currently have four of the ugliest ceiling fans in man kind history.  These were the brass, oak with a insert of reeding, You know the fans I am talking about, they happen to have graced every home in the late 70's early 80's.  The only difference was you replaced yours, we have not.

For the family room we had two reasons to replace it, one it was ugly and not in keeping with the house.  Two, the room was very dark and has no overhead light, we figured this was a good opportunity to add an overhead light to the space.  I looked for weeks for ceiling fans that match the style of our house, finally I stumbled upon the Period Arts Fan Company.  Super cool, super vintage looking fans, that happen to be built right here in Oregon (bonus!).  We selected the School House Fan, in oil rub bronze with dark cherry blades.  

For the upstairs bedroom, we selected a little more modern/inustrial fan.  Since we have low ceilings upstairs we opted not have a light.  We also have pretty good lighting in the bedroom since there are can lights. We had to order a hugger, which allowed us to hang the fan directly to the ceiling and avoid a rod.  I am serious about the lack of head space, it was tight. We decided to stay with the same oil rub bronze and cherry finish upstairs so there was some consistency. 

While Josh and I have hung most of our fixtures to date, we felt a little nervous about the ceiling fans. These were super heavy, and we weren't entirely sure our wiring would even work with the new fans. We decided to call in an electrician for the work.   We also took the opportunity to add some additional lighting to the basement which was so dark it was almost horror story material.  I lucked out and got some used fixtures from a building remodel so we didn't have to buy any just wire them up!

The electrican was there most of the day and I was sure glad we decided to out source this, he and his partner were grunting and groaning installing these fans.  The living room fan proved extra special since there was no junction box. By the end of the day I had two working fans and 9 additional basement lights, yay! The bad news, it was January and about 40 degrees outside so they fans would just have to sit there looking pretty for a few more months. We really have to work on our timing.
